Guide to renting an apartment in New York City
Renting an apartment in New York City is different. There are set guidelines that must be followed in order
to assure an easy and pleasant experience. We have set up an outline of the process that will help you in
renting the right apartment for you.
- Documents and Information needed.
- Personal Identification, (Passport or Drivers License)
- Letter of employment
- Income verification, (Pay Stubs or Tax return)
- Additional Income verification
- Bank account numbers,
- Checking account numbers
- Previous landlord’s Name, Address, Telephone and Fax numbers
- Attorney’s Name Address Telephone and Fax numbers
- Accountant’s Name Address, Telephone and Fax numbers
- Personal references Name Address, Telephone and Fax numbers
- Business references Name Address, Telephone and Fax numbers
Prepare Necessary Funds: Landlords will not accept personal or out-of-state checks. They require certified funds.
- Bring enough funds for:
- (2) Months rent. The first month’s rent and one (1) month’s security deposit.
- Between $25-$75, to cover the cost of the credit check (report).
- Brokerage fees.
- Possible Move in / Move out fees. (Check with your rental agent)
- Bank account numbers,
- Checking account numbers
- Previous landlord’s Name, Address, Telephone and Fax numbers
- Attorney’s Name Address Telephone and Fax numbers
- Accountant’s Name Address, Telephone and Fax numbers
- Personal references Name Address, Telephone and Fax numbers
- Business references Name Address, Telephone and Fax numbers
• Establish a New York City Bank Account. If this is not possible, bring enough funds
(cash or travelers checks) to cover the cost that will be due at the time of signing the lease.
• Note: In New York City the brokerage fees are paid by YOU the tenant NOT the landlord.
• After selecting your apartment you will be asked to fill out a rental application and other necessary
documents. At this time a credit report will be done and references will be checked.
